Holiday Let Project – Property Case Study
Project 1 – North Beach Lodge, Scarborough
This was the conversion of a traditional seaside B&B into a sleeps 16 holiday let. The house was in a fabulous location just 5 minutes from the sea, Scarborough open Air Theatre and Peasholm Park. It was also just a 10 minute walk into the town centre . Additionally, it also had parking for 4 cars, which is essential when you’re so close to the beach.
The project required combining the main original house and rear owners accommodation which was in an extension. The aim to create a unified ‘family’ home. We achieved this through décor and by transforming the large ‘catering’ style kitchen into a large, welcoming family kitchen. This therefore seamlessly joined both parts of the property.
We also reduced the total number of bedrooms from 11 down to 8 by converting two small single bedrooms into a ‘snug’ and a ‘teenage den’. We also converted a larger rear bedroom that accessed the garden space into games room. The remaining bedrooms and reception rooms were all upgraded.
The additions of luxury extras such as the EV charging point and hot tub ensure the property has continued to generate year round bookings. You can see more of the property on the Sykes Country Cottage website
Buy to Let Projects – Property Case Studies
Project 1 – Cedar Avenue, Mansfield Woodhouse
This project was a simple upgrade on a 3 bedroom ex local authority home on a really popular estate. The house itself is just across the road from an Ofsted rated good school making it incredibly attractive to families. During the refurb we consequently had people knocking on the door to ask when they could rent it!
The main upgrades were to the kitchen and bathroom, with basic redecoration work in the other rooms.
Project 2 – Scarth Avenue, Doncaster
Another straightforward upgrade of this 3 bedroom terraced house in a popular part of Doncaster, very close to the city centre.
As per project 1, this required kitchen and bathroom upgrades and light redecoration elsewhere.
