We are pleased to launch ‘Sweet SA’, an extension to our Impero brand covering our new Serviced Accommodation (SA) properties which we introduced in 2021. If you’re not sure what SA is, think about short stay properties booked using websites such as Airbnb and Booking.com. This has been very successful for Impero and we are proud to have been featured in a recent edition of Your Property Network Magazine.

We have properties that target both the holiday and contractor markets. This is the sector in which we’re actively looking to grow our portfolio.

If you’re a landlord already, there can be significant benefits in converting your existing buy to lets into serviced accommodation units. To name but a few:

  • Firstly, you avoid Section 24 tax laws ( key if you’re a higher rate taxpayer)
  • Secondly, you can claim capital allowances on your property which offset your tax liability
  • Not only that, but your property should stay in ‘show home’ condition, no long term tenant damage
  • Last but not least, your annual earnings should exceed the returns made by the average buy to let these days

North Beach Lodge – Perfect serviced accommodation for UK holidaymakers

We purchased North Beach Lodge, an 8 bedroom holiday home in Scarborough, North Yorkshire. Originally a seaside bed and breakfast, we beautifully renovated it throughout. We’ve created a gorgeous home that sleeps up to 16 people. Additionally, we’ve included a games room and a hot tub. It’s hugely popular because as well as great facilities, it’s just a 5 minute stroll from the beach, Peasholme Park and Scarborough Open Air Theatre. When we saw the location, we knew we were on to a winner.

Goldcrest

Goldcrest is our most recent refurbishment. It’s a 2 bedroomed property just 4 miles from Nottingham city centre. It’s in a great location between Nottingham’s two largest hospitals and just off the M1, J26. It has a great garden and ample off street parking. We’ve given it a modern and bold design to ensure it will suit both the contractor and leisure market plus, we’re thrilled to say it began booking immediately on launch!
